Carson Equities and its partners acquired $130M of debt from a lender, collateralized by a global automotive headquarters located in suburban Detroit. The collateral was an all-inclusive facility consisting of approximately 2.2M square feet of office space and 1.9MM square feet of industrial development and support space, including 504 acres of land, historical museum, employee recreation area, state of the art wind tunnel, vehicle evaluation track, and 15,410 dedicated parking spaces.
Residential Land Development
A joint venture between Carson Equities and its partner optioned approximately 30 acres of land zoned for retail & industrial development. The venture entitled and engineered the land for 86 single-family lots. The land was acquired at a time when few real estate developers focused on new residential development and lenders were unwilling to loan on ground-up construction.
Carson Equities and its partners acquired, repositioned, and managed over 4,000 market-rate apartment units in South Florida and Southeastern Michigan, including cities such as Sarasota FL, St. Petersburg FL, Tampa FL, Birmingham MI, Bloomfield MI, Detroit CBD, Farmington Hills MI, Ferndale MI, Grand Blanc MI, Rochester Hills MI, Royal Oak MI, South Lyon MI, Troy MI & West Bloomfield MI.
Carson Equities multifamily experience includes the procurement of unsolicited assets, property management, and development of apartment communities into for-sale condominiums.
Carson Equities pursues underperforming commercial assets, focusing on repositioning each asset through a combination of new capital investment and tenant relocation. In addition, Carson Equities management affiliate provides commercial property management and landlord leasing services for its portfolio, corporate clients, and court-appointed receivership matters. Carson Equities commercial portfolio consists of suburban office, neighborhood retail, distribution, and Hi-Tech office.
Carson Equities successfully repositioned Beaumont Medical Center, a 178,000 square foot surgical center and medical office building in West Bloomfield. The value of the building increased by over $10M in less than 15 months through a proactive strategic long-term renewal of the majority tenant; the secured party recovered over $12M of unanticipated proceeds.
Carson Equities continues to be a leader in acquisition and entitlement for well-located redevelopment opportunities. For example, in 2020, Carson Equities successfully petitioned and received all municipal approvals for the development and construction of a seven (7) story, 96,565 SF building, featuring two (two ) levels of underground parking and one (1) level of above-ground parking, to be the future central campus of Baker College (opening winter ’22).
